Why drywall cracks keep coming back in Houston homes

Clay soil expands and shrinks with the seasons, and your walls feel it. What causes those cracks over doors and windows, and how to repair them so they stay hidden.

If you live in the Houston area, you have probably seen a thin crack running up from the corner of a door frame or across the ceiling. You patch it, paint it, and a year later it is back. That is not bad luck. It is the soil under your house.

Houston clay soil moves

Much of the Houston area sits on expansive clay. When it rains, the clay swells. During dry summers, it shrinks. That movement shifts foundations slightly, and the stress shows up in the weakest parts of your walls, which are almost always the corners of door and window openings.

Common places cracks appear

  • 01Above doors and windows. Diagonal cracks from the corners of the frame are the most common sign of movement.
  • 02Ceiling seams. Straight lines along drywall joints where tape has let go.
  • 03Inside corners. Where two walls meet, especially on second floors.
  • 04Nail pops. Small round bumps where fasteners have pushed out through the paint.

Why simple patching fails

Spackle smeared over a crack is rigid. The next time the house moves, it cracks again in exactly the same place. A lasting repair opens the crack, reinforces the joint with tape and builds it back with joint compound so the wall can flex a little without showing it.

How we repair cracks before painting

  • 01Open and clean. Loose material is cut away so the repair bonds to solid drywall.
  • 02Tape. Mesh or paper tape bridges the crack and spreads out future movement.
  • 03Build and feather. Several thin coats of compound are feathered wide so the repair disappears.
  • 04Sand and prime. The patch is sanded smooth and spot primed so the finish coat has an even sheen.
